Real Estate Manager

Location: Remote- Midwest or Texas (Dallas/Fort Worth preferred)

Compensation: $97,377-$155,802

Travel: 50% of the time

Summary:

We are looking for a highly capable Real Estate Manager to support Green Drop’s vision by sourcing and delivering new donation collection centers. In this role, the Real Estate Manager will be responsible for market evaluations, identifying prospective sites, negotiating leases, and securing required entitlements and permits. In addition, this position will negotiate and manage lease and license renewals to ensure continued operations. The Real Estate Manager will work with the Operations team, as well as the Legal, Facilities and Construction Departments. This role reports to the VP Real Estate.

Essential Job Functions:

• Overseeing the successful delivery of the donation center project from start to finish.
• Managing the market evaluation of growth trade areas on the Western United States.
• Identifying and managing a Brokerage network in each state or province.
• Identifying potential sites in each trade area.
• Working with cities, municipalities, consultants and landlords to secure the necessary entitlements.
• Understanding market trends and comps.
• Working with landlords and developers to identify future development properties.
• Preparing, submitting, and negotiating offers to lease or license.
• Negotiating lease/license documents, lease/license renewals and lease/license amendments.
• When necessary, monitoring real estate expenditures, and assisting Lease Administration Team in conflict resolution.

Required Knowledge, Skills and Abilities:

• Extensive experience in managing property rentals, and development.
• Experience in managing payments, negotiating leases and legal documents, and determining rental rates.
• Experience working with municipalities to secure necessary entitlements.
• Solid understanding of financial principles to support project viability.
• Knowledge of applicable property law, taxes.
• Knowledge of property maintenance.
• Knowledge of project and construction management.
• Excellent leadership and communication skills.
• Proficient project management skills

Minimum Required Education, Training and Experience:

• Bachelor's degree: Preferably in real estate, finance, business administration
• A minimum of 5 years’ experience in commercial real estate. Preferably in Tenant Representation. Real Estate experience on the West Coast, preferably throughout the USA.

Physical Requirements:

• Ability to express or exchange ideas by means of the spoken word.
• Ability to receive detailed information through verbal communication, and to make discriminations in sound.
• Ability to receive detailed information visually through written communication (both physical and electronic).

• Laptop or desktop computer, phone, copy machine, etc.

Travel:

• 50% Travel, including to Hawaii and Alaska

Work Address:

• USA – remote with preference in Dallas/ Fort Worth, TX.
